When You Become a Kay Stratton Team Client

LISTING SHEET
I will prepare the pertinent information about your home (room sizes, price, personal property, special features, taxes, mortgage info, lot, etc.) for marketing purposes.

SIGN
A Long & Foster sign with my name on it will be promptly placed on your property. I shall be marketing your home in a number of ways but the strong Long & Foster sign is a proven winner in attracting prospective buyers. My name appears to ensure that interested callers will be directed straight to the agent who knows more about your home than anyone.

MULTIPLE LISTING SERVICE
In addition to notifying all of the Long & Foster agents in the area, I will quickly advise the MLS of the availability of your home and encourage our cooperating brokers to show your home.

PHOTOGRAPHER
A photographer will take an exterior photograph of your home within a few days. This will be used with the listing sheet and display advertising. For the best pictures, try to keep the garage door closed, the yard neat, and cars out of the driveway.

SHOWINGS
Salespersons from my company as well as our cooperating brokers will want to show your home. An appointment will always be made in advance. You will have the name of the agent and an approximate arrival time.

FOLLOW-UP ON SHOWINGS
You may call my office at any time if you have any information which you believe will be helpful. I will follow-up on showings to establish interest and to elicit any meaningful feedback from the showing agent. It may take some time to contact the other agent since we may both be in and out of our offices, but I will follow-up and call you when the feedback is pertinent.

PROMOTING YOUR HOME

WRITTEN DISCLOSURE STATEMENT
The best real estate agents will ask you to fill out a written disclosure statement about your home. Some states, such as California, require sellers to provide this form to buyers. But in most states, it is optional. By fully disclosing everything you know about your home, you are thereby relieving yourself and the realty agent of possible future liability for undisclosed defects. Rather than hide a defect, such as your home's connection to a septic tank instead of the city sewer, you are better off letting the buyer know about any problems.

WRITTEN MARKETING PROPOSAL
Any real estate agent can put a for-sale sign on your front lawn, place your listing into the local multiple listing service book and run newspaper classified ads promoting your home sale. But the best agents will make written commitments to
conduct open house tours for local realtors and provide mailings to neighbors as well as other nearby homeowners.

PERIODIC PROGRESS REPORTS
The best agents make at least weekly progress reports to their sellers. This news, usually in the form of a phone call, should inform the seller of the number of showings to prospective buyers and their reactions to the house. Any purchase offers, of course, should be delivered immediately. If there is a lack of offers, the realtors suggestions to correct this problem should be seriously considered.

REFERENCES
Perhaps the most important service to expect from the realtor is a list of the agent's most recent home sellers. Any agent who refuses to provide references should be treated suspiciously. Before signing a real estate listing, be sure to phone two or three of these references to ask: "Were you satisfied with this agent, and would you list your home for sale with this agent again?" The answers you receive to these questions will tell you which agent should receive your listing.
